Tenant Application Process

  • Pre-screen and meet all prospective tenants
  • Show your rental property to prospective tenants
  • Conduct thorough screening and background checks of all applicants
  • Secure tenant's security deposit prior to move-in
  • Hold security deposit in escrow during lease term (full service contracts)
  • Secure signed lease and issue keys to tenants

Lease Enforcement

  • We guarantee tenant placement for the first 6 months**
  • Secure monthly rent and all other fees associated with tenancy
  • Enforce all provisions of the lease agreement
  • Attempt to collect late/outstanding tenant balances
  • Manage all other lease violations*
  • Manage the eviction process (if needed*)

Maintenance Trouble-Shooting

  • Provide tenant with 24-hour maintenance hotline for repair emergencies
  • Trouble-shoot the issue in an attempt to resolve the issue over the phone
  • Gather enough information to assess the complexity of the maintenance issue
  • If the repair cost will be below $250, we will execute the repair
  • You will also see the repair charge detailed out on your next monthly statement.
  • If the repair cost exceeds the $250 maintenance limit, we will contact you to discuss
  • Although each job is unique, the minimum hourly rate is $50 and we prorate to the half-hour

Accounting

  • Manage and reconcile portfolio and account balances
  • Provide Online 'Real-Time' account logon and availability
  • Manage utility payments*
  • Direct deposit rent proceeds into our owners accounts on the 10th and 25th of each month
  • Publish monthly statements to the owners online account
  • Issue year-end CRPs to tenants & 1099s to owners
This is not intended to serve as or replace a management contract

* Some specific or additional services may result in additional expense to either owner or tenant. 

** Tenant placement fee is waived if tenant is evicted or abandons the property within the first 6 months of a 12 month lease.  Does not apply to lease terms shorter than 12 months.  Owner is still responsible for paid advertising based on contract.
