Overview of Services

We show your property to prospective tenants. This allows us to meet each potential renter face-to-face.

Conduct extensive and thorough background checks; examining criminal, credit, rental & job history and evictions. We take the time to speak with current and past landlords, asking detailed questions regarding the tenant. We check current job employment, to ensure that rent and utilities can be paid.

At the time of move-in we thoroughly discuss the lease, inspect the property, hand over the keys, and finalize all paperwork. We provide the owner with detailed reports of both inside and outside of the property. When the tenant vacates, we collect keys and walk through the unit.

We enforce all provisions of the lease agreement, including charging and collecting late fees, evictions, and any other violation that is stipulated in the lease.

Owner's proceeds are Direct Deposited into their prospective accounts each month on the 10th (unless the 10th falls on a weekend or holiday; it is the next business day). Owner's statements are then made available online through their portal (via RTL website). This statement details all revenue/expenses related to their account in real-time.
Advertising
Yard Signs
History has shown that yard signs are the most effective form of advertising for rental properties. Real-Time Leasing provides professional signage for your property at no charge to you. This service also includes delivery, setup and removal of yard signs.
Online advertising
Another popular and effective form of advertising is web-based (online) advertising. We will list your property on many web sites that we have access to, in addition to our own. Online advertising has proven to bring in many leads and lets prospective tenants view pictures of the inside of your property. This is RTL's main focus and strongest lead. We spend quite a bit of time and efforts in ensuring your property is listed correctly andeffectively to capture the best possible tenant for your unit. The cost for this service is $99/month paid for by the Owner.
Print advertising
Print advertising is another effective method to get your property noticed. We carefully determine which form of advertising will be most effective for your property and select the best. All ads are paid for by the owner. Prices are exact and will vary. Please consult your leasing agent for details and assistance with scheduling.

Maintenance
Real-Time Leasing offers property repair, maintenance and remodeling through our maintenance department. By maintaining our own maintenance company, we are able to offer better rates, faster service and guaranteed quality for both our tenants and clients. If a client would prefer to elect a third party for repairs on their property, this is also an option.
We also offer extended maintenance through selected, pre-screened qualified sub-contractors for larger jobs (i.e., water heater replacement, furnace, A/C repair or replacement, and extensive heating/plumbing issues).
We have a solid maintenance staff who are both professional and efficient in their efforts to any issues immediatley. We take time to analyze each situation carefully and monitor all work performed on the property to ensure that work is done correctly and in a cost efficient way for our client. We will also determine whether or not any "needed" repairs are the responibility of the tenant (thorugh their actions or actions of guests); or if the work needed is the responsibility of the owner from normal "wear and tear".
Our maintenance department works closely with our leasing department ot also ensure that all properties at the time of move in are ready to move forward. As well - we follow up with our tenants shortly after move in to establish a relationship of trust and build a solid foundation for what we hope to be a smooth tenancy.
*New policy valid as of 12/1/2009. Placement fee is waved if tenant is evicted within the first 6 months of a 12 month lease. Does not apply to lease terms shorter than 12 months, current/active leases prior to new policy activation date, or tenants who abandon unit at anytime during the lease term. Owner is still responsible for paid advertising based on contract.
