Who do I call for an emergency?
You can always call our office phone and speak directly to our Maintenance Manager at 952-808-9705. If it's a non emergency. If it is a life threatening emergency you need to call 911.
If it is after business hours, please call 612-600-8463 for our on-call maintenance staff.
Will I receive a CRP?
Yes. You will receive your Certificate of Rent Paid by the end of January the following year.
Can I be charged for maintenance at the property?
Yes, if resident damage or neglect causes the maintenance problem, you will be charged for it.
Can I install cable or satellite TV at the property?
Generally, yes. However, you will need to first obtain a letter from Real-Time Leasing as written permission for installers to proceed with installation.
Can I get a pet after I move in?
Not usually. You will need to check with your leasing agent, and refer to your rental agreement. If there is a violation to this policy you will be charged a fine min. $100/pet) and risk eviction and possible proceedings to follow. IF pets are allowed there is a $500 non-refundable pet fee required for the first pet and $100 for each additional pet OR you can choose to pay $45/month for the first pet and an additional $10/month each additional pet/month. This fees are placed in an escrow account and used at the end of the lease term for cleaning carpets/ducts and anything else needed caused directly from the pets.
Can I break my lease?

How do I give my notice to vacate?
You must give 60 days notice to vacate. Your notice needs to be in written form and received in our office by the end of that month. Your 60-days will begin starting the following month.
How can I pay my rent or deposit online?
You can pay online with a credit/debit card or e-check with a convenience fee of $30 added to each transaction. We do not accept personal checks.
You can also pay your rent by signing up for free ACH withdraw from your checking/savings account. This form can be found on our website under Misc. Forms.
